Price gains in Knoxville are not moving the same way everywhere

By Pamella Haynes
Real estate, Knoxville

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That national number sounds steady. But in Knoxville, the Real Estate Data Aggregator shows the story splits sharply by ZIP code. One area dropped 16.2% in median price. Another gained 12.8%. The national headline does not tell you which side your home sits on.

The split, by ZIP code

These numbers cover the three months ending July 31, 2026. All counts come from the Real Estate Data Aggregator.

The Real Estate Data Aggregator counted 150 homes sold in ZIP 37919 in the three months ending July 31, 2026. That is up 7.9% from the same months a year before. Yet the median sale price fell 16.2%, to $536,500. More buyers showed up, but they paid less. Days on market stretched to 56, which is 12 days longer than a year ago. Only 12.7% of homes sold above list price, down 3.9 points. Sellers here need to lean on recent local comps, not the national number.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Knoxville's four ZIP codes ranged from down 16.2% to up 12.8%. The national figure sits right in the middle of that spread, but it describes none of these ZIP codes precisely.

What this means, depending on where you stand

If you are a buyer, ZIP 37919 is the one pocket where prices pulled back meaningfully. More homes are selling there, which tells you demand is real. But the lower prices give you room to negotiate. If you are a seller in ZIP 37919, recent local comps matter more than the national headline. If you are a seller in ZIP 37934 or ZIP 37922, the data supports your price. Just know that buyers are watching days on market closely.

In short
  1. One Knoxville ZIP fell 16.2% in median price.
  2. Another rose 12.8%.
  3. The national 2.6% gain (Federal Housing Finance Agency) lands somewhere in between, but it describes your street only if you know which side of that split you are on.
  4. The three months ending July 31, 2026 show a market that rewards a ZIP-by-ZIP read, not a headline glance.

One more thing: even within a ZIP code, one street can read very differently from the whole. The numbers above are a starting point, not a final answer.
