One part of Loudon County is moving faster than the rest

Not every part of Loudon County is reading the same right now. ZIP 37772 had the fastest median sale time in the county at 57 days, according to the Real Estate Data Aggregator. That is 16 days quicker than ZIP 37774 and 14 days quicker than ZIP 37771. One number like that can change how you price and when you list.

These numbers cover the three months ending July 31, 2026. Realtor.com reported that active listings nationwide topped 1.16 million homes. Loudon County, by contrast, had only 413 homes for sale across all five ZIP codes, per the Real Estate Data Aggregator. Less supply here means more pressure on the homes that do come to market.

  3. 337742 – Greenback, TN71 days
  4. 437774 – Loudon, TN73 days
  5. 537846 – Philadelphia, TN122 days

ZIP 37772 also had the highest share of homes going under contract within two weeks. The Real Estate Data Aggregator counted 39.8% of listings there under contract in 14 days or fewer. That share rose 11.6 points from the same period a year before. No other ZIP in the county came close to that jump.

ZIP 37742 had the highest raw share at 40.6%, per the Real Estate Data Aggregator. But its median days on market was 71 days, and that figure grew 17 days longer than a year before. So quick contracts and slower overall times can coexist in the same ZIP. That is exactly why one number alone does not tell the full story.

Prices and how close homes sold to list

In ZIP 37772, the Real Estate Data Aggregator found that 20% of homes sold above list price. That share rose 4.5 points from a year before. Sellers there averaged 98.8 cents on every listed dollar. That is the strongest sale-to-list ratio in the county for this period.

ZIP 37846 moved the slowest. The Real Estate Data Aggregator recorded a 122-day median and a 0% share of homes going under contract within two weeks. No home there sold above list price. Only 6 homes sold in the period. Small sample sizes can swing those numbers, so read ZIP 37846 with some caution.

The wider picture

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That matters for buyers across Loudon County. Higher rates can slow decisions. Yet the Real Estate Data Aggregator still counted 364 homes sold across the county in the three months ending July 31, 2026.

Realtor.com also noted that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Locally, supply is still lean. The Real Estate Data Aggregator counted months of supply as low as 3.2 in ZIP 37774 and 3.3 in ZIP 37771. That is well below the six months that signals a balanced market.

In short
  1. ZIP 37772 had the fastest median sale time at 57 days, the best sale-to-list ratio at 98.8%, and the biggest year-over-year jump in quick contracts, up 11.6 points, per the Real Estate Data Aggregator.
  2. ZIP 37846 moved the slowest at 122 days.
  3. The same county, very different results.

One more thing worth knowing: your street can read differently from your whole ZIP code. A cluster of similar homes, a school boundary, or a road can shift the numbers. The ZIP totals above are a starting point, not the final word on your home.
