New listings rose in Knoxville, and sales still moved up
The Real Estate Data Aggregator counted 656 new listings across Knoxville in the three months ending August 31, 2026. That is up 18.6% from the same months of 2025. More supply means buyers have real choices now. Sellers need sharp pricing to stand out.
Here is the part that matters most for sellers: demand held. The Real Estate Data Aggregator counted 648 homes going pending, up 7.3% from a year before. More listings came in, and buyers still moved. That is a healthy sign, not a warning.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Knoxville is part of that broader shift toward more supply. Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That tells you pricing discipline matters more now than it did a year ago.
How each ZIP code read in the three months ending August 31, 2026

37922: prices climbed, but fewer homes sold
The Real Estate Data Aggregator put the median sale price in 37922 at $729,900, up 8.1% from a year before. That is the highest median of the four ZIP codes. But sales fell 16.6% to 171 homes. More listings came in too, up 23.2% to 202. Supply grew faster than demand here. Still, 44.3% of homes went under contract within two weeks, up 8.3 points from 2025. Buyers who found the right home moved fast.
37919: more sales, but the median price dipped
The Real Estate Data Aggregator counted 134 homes sold in 37919, up 13.6% from 2025. That is good volume growth. The median sale price, though, came in at $515,000, down 22.3%. A shift in the mix of homes that sold can move the median even when the market is healthy. Pending sales rose 18.5% to 154, and 40.3% of homes went under contract within two weeks, up 12.6 points. Demand is real here.
37923: the quickest ZIP, with nearly 3 in 10 selling above list
The Real Estate Data Aggregator showed 37923 had the shortest median time on market: 49 days. Homes there sold at 99.6% of list on average. Nearly 3 in 10 homes, 29.8%, sold above list price. That share rose 10.4 points from 2025. The median price dipped 4% to $420,000, but sales volume rose 16.3% to 114 homes. More buyers competed here than a year ago.
37934: sales jumped 20%, and homes sold faster
The Real Estate Data Aggregator counted 162 homes sold in 37934, up 20% from 2025. The median days on market fell 14 days to 48. Months of supply dropped 1.2 months to 2.7. The median sale price was $707,407, up 1.8%. Homes for sale actually fell 15.7% to 145. Less inventory, more sales, faster closings. That is a tighter market than the other ZIP codes.
