More homes are going under contract than coming on the market in Loudon County
The biggest number in this report is simple. The Real Estate Data Aggregator counted 448 pending sales across Loudon County in the three months ending August 31, 2026. Only 412 new listings came on in the same window. More buyers committed than sellers listed. That means priced-right homes are not sitting.
CNBC reported the average 30-year mortgage rate climbed to 7.49% as of October 7, 2026. That is real pressure on buyers. Yet contracts still outpaced new supply here. Buyers are adjusting, not disappearing.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Loudon County is not immune to that pressure. Pricing carefully from the start still matters here.
How each ZIP code read in the three months ending August 31, 2026
The five ZIP codes in Loudon County each tell a slightly different story. Here is what the Real Estate Data Aggregator counted for each one.
ZIP 37774: the county's busiest corner
The Real Estate Data Aggregator counted 178 homes sold in ZIP 37774 in the three months ending August 31, 2026. That is down 8.7% from the same months of 2025. Fewer homes sold, but pending sales hit 231, up 4.1% year over year. Demand is building, not fading.
The median sale price in 37774 was $605,000, up 5% from a year before. Homes for sale fell 26.7% to just 192. Less supply and rising prices tend to go together, and they do here.
The Real Estate Data Aggregator found that 27.7% of homes in 37774 went under contract within two weeks of listing. That share rose 1.6 points from a year before. Nearly 3 in 10 homes here are not sitting long at all.
ZIP 37772: the sharpest jump in above-list sales
In ZIP 37772, the Real Estate Data Aggregator counted 72 homes sold, up 2.9% year over year. That is the only ZIP in the county where both sales and new listings grew. New listings rose 15.2% to 76.
Even with more supply arriving, 36.5% of homes went under contract within two weeks, up 6.5 points from last year. More than 1 in 5 homes sold above list price, a share that jumped 7.9 points. The median sale price was $585,000, up 1.7%.
ZIP 37771: prices up sharply, but fewer homes sold
The Real Estate Data Aggregator put the median sale price in ZIP 37771 at $427,500 in the three months ending August 31, 2026. That is up 14.3% from a year before. But homes sold fell 20.7% to 69. Higher prices and fewer transactions often mean sellers are holding firm and buyers are being selective.
Pending sales in 37771 dropped 9.4% to 87. The share of homes going under contract within two weeks fell 11.7 points to 31%. Not every home here is moving fast. Pricing still has to earn the buyer.
ZIP 37742: the highest median price, but more patience needed
The Real Estate Data Aggregator counted a median sale price of $665,000 in ZIP 37742, up 26.2% from a year before. That is the highest median in the county. But the median days on market was 82 days, up 16 days from last year. Homes for sale rose 38.9% to 50.
Months of supply in 37742 rose to 5.1, up 1.2 months year over year. That is the most supply of any ZIP in the county. Sellers here are getting strong prices, but they are waiting longer for them.
ZIP 37846: a small market with its own pace
ZIP 37846 is the smallest market in the county. The Real Estate Data Aggregator counted just 8 homes sold and 9 new listings in the three months ending August 31, 2026. The median days on market was 129 days. No home sold above list price. The sale-to-list ratio was 96.9%.
With only 9 pending sales and 3.8 months of supply, this ZIP has thin data. One or two sales can move the numbers a lot. Treat these figures as a starting point, not a firm rule.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and rose 0.3% from June to July 2026 on a seasonally adjusted basis. Loudon County's price gains in most ZIP codes are running ahead of that national pace.
Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. More supply nationally does not always reach every local market. In Loudon County, the Real Estate Data Aggregator found only 413 homes for sale across all five ZIP codes combined.
