Loudon County still has more buyers than sellers in the pipeline

By Pamella Haynes
Real estate, Loudon County

Here is the one number that changes what you should do right now. The Real Estate Data Aggregator counted 448 pending sales across Loudon County in the three months ending August 31, 2026. That is more than the 412 new listings counted in the same period. More buyers in line than homes coming to market. That matters whether you are selling or shopping.

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Higher rates usually cool demand. In Loudon County, buyers are still showing up.

The wider picture

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Loudon County is not seeing that kind of softening in its median prices. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Loudon County's ZIP codes are running ahead of that in most areas.

CNBC reported that a monthly payment on a median-priced home took roughly 33% of a median family's income in 2025. With rates now above 7%, buyers across the country are feeling that stretch. Loudon County buyers are still moving forward, just more carefully.

In short
  1. The Real Estate Data Aggregator counted 448 pending sales across Loudon County against 412 new listings in the three months ending August 31, 2026. Demand is outpacing supply even as Realtor.com puts rates above 7%.
  2. Prices are up in every ZIP code.
  3. Sellers who price carefully are still getting close to list.
  4. Buyers who are ready have real competition, especially in ZIP 37772 where more than a third of homes go under contract within two weeks.

One last thing: the county numbers tell the broad story, but one street can read very differently from the whole ZIP code. Your block may be tighter or slower than the figures above suggest.
