Loudon County still has more buyers in line than homes sold

By Pamella Haynes

The one number that changes what a seller should know right now: pending sales are ahead of closed sales. The Real Estate Data Aggregator counted 448 pending sales and 357 closed sales across Loudon County in the three months ending August 31, 2026. More buyers are in line than homes have crossed the finish line. That tells you serious buyers are still here.

Nationally, Zillow reported newly pending sales fell 8.5% year over year in September. Loudon County is holding up better than that picture suggests. Buyers are still writing contracts here.

Prices are up across the county

Every ZIP code with a year-over-year comparison showed a higher median sale price. The Real Estate Data Aggregator put the biggest gain in Greenback, up 26.2% to $665,000. Lenoir City's 37771 ZIP rose 14.3% to $427,500. Loudon's 37774 was up 5% to $605,000. The Federal Housing Finance Agency reported U.S. home prices rose just 2.4% year over year in August. Loudon County is running well ahead of that pace.

Homes are selling close to asking price

Sellers are not giving much away. The Real Estate Data Aggregator found that in 37771 Lenoir City, the average sale came in at 98.8% of list price. In 37772 Lenoir City it was 98.5%. In 37774 Loudon it was 98%. Greenback's 37742 came in at 97%, and Philadelphia's 37846 at 96.9%. Not every home sold above asking, but sellers are holding close to their number.

Speed varies a lot by ZIP code

In 37772 Lenoir City, the median home sold in 68 days, 12 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. That same ZIP had 36.5% of homes go under contract within two weeks of listing. In Greenback's 37742, the median was 82 days, 16 days longer than last year. Philadelphia's 37846 sat at 129 days. Not every home sold fast, and the gap between ZIPs is real.

Supply is still tight, but not everywhere

The Real Estate Data Aggregator counted 413 homes for sale across Loudon County in the period. Loudon's 37774 saw homes for sale drop 26.7% from a year ago, to 192. That tighter supply helped push months of supply down to 3.3 months there. Greenback's 37742 moved the other way: homes for sale rose 38.9% and months of supply climbed to 5.1 months. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Loudon County's inventory picture is tighter than that national trend.

Rates are a real factor for buyers

Mortgage rates are not helping buyers right now. Realtor.com reported rates surged above 7% for the first time since January 2025. A weekly average of 7.32% was recorded for the four weeks ending October 25, 2026, according to data reported by a national source. That adds up. Zillow noted that waiting a year to buy would trim a monthly payment by just $26, so waiting is not a clear win either.

In short
  1. Loudon County had 448 pending sales against 357 closed sales in the three months ending August 31, 2026. Prices rose in every ZIP with a year-over-year read.
  2. Homes are selling close to list price.
  3. Speed and supply vary a lot by ZIP, so the county average does not tell your street's story.

One street can read very differently from the whole ZIP code. A home on one side of Lenoir City may sit at 68 days on market while another ZIP nearby is closer to 129. The numbers above are a starting point, not a final answer for your address.
