Knoxville has more listings, but contracts are still keeping pace
The one fact that changes what you should do right now: more homes are coming to market, but buyers are still signing contracts. That means you have competition as a seller, and you have options as a buyer. Pricing carefully still matters a lot.
These numbers cover the three months ending August 31, 2026, across ZIP codes 37922, 37919, 37923 and 37934.
Supply is up, but so are pending sales
The Real Estate Data Aggregator counted 656 new listings across Knoxville in the three months ending August 31, 2026. That is up 18.6% from the same period in 2025. More homes are coming to market than a year ago.
At the same time, the Real Estate Data Aggregator counted 648 pending sales across those same ZIP codes. That is up 7.3% from a year before. Buyers are still making moves, even as supply grows.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Knoxville is part of a broader trend of more supply returning to the market.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a reminder that more supply means buyers have more leverage. Pricing well from the start matters more now.

Still, homes sold fell. The Real Estate Data Aggregator counted 171 homes sold in 37922, down 16.6% from a year before. More listings arrived, up 27.1% to 183 homes for sale, and months of supply rose 1.1 months to 3.3 months. Not every home sold fast.
The bright spot: 44.3% of homes in 37922 went under contract within two weeks of listing, up 8.3 points from a year ago. Well-prepared homes are still moving quickly.
37919: more sales, but prices dipped
The Real Estate Data Aggregator counted 134 homes sold in 37919 for the three months ending August 31, 2026. That is up 13.6% from a year before. Sales volume improved here.
The median sale price dipped, though. The Real Estate Data Aggregator put it at $515,000, down 22.3% from the same period in 2025. Days on market also stretched to 60 days, nine days longer than a year ago. Buyers here are taking more time to decide.
Pending sales in 37919 rose 18.5% to 154, and 40.3% of homes went under contract within two weeks, up 12.6 points. The demand is real, but sellers need to price with care.
37923: the tightest market of the four
The Real Estate Data Aggregator counted 2.6 months of supply in 37923 for the three months ending August 31, 2026. That is the lowest of any ZIP here. It also fell 0.2 months from a year ago.
Nearly 3 in 10 homes in 37923 sold above list price, at 29.8%, up 10.4 points from 2025. The sale-to-list ratio reached 99.6%. Homes here are landing very close to what sellers ask.

The Real Estate Data Aggregator put the median sale price in 37934 at $707,407 for the three months ending August 31, 2026, up 1.8% from 2025. Prices held steady here.
Homes sold jumped 20% to 162, and median days on market fell 14 days to 48. That is the biggest speed improvement of any ZIP in this group. Homes for sale actually fell 15.7% to 145, so supply tightened even as other ZIPs saw more inventory.
41.8% of homes in 37934 went under contract within two weeks, up 9.5 points from a year ago. Pending sales rose a modest 0.6% to 165.
The wider picture: rates and national prices
Mortgage rates are a real factor right now. Redfin reported the weekly average rate hit 7.4% on October 8, 2026, a three-year high. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026.
Redfin also reported the typical homebuyer's monthly payment reached $2,777, the highest on record except for the previous week. That is real pressure on buyers' budgets.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is slower than what several Knoxville ZIP codes showed. Redfin put the national median home-sale price up just 0.5% year over year, the slowest growth since March.
Knoxville's 37922, at up 8.1%, and the market overall at up 4.5% in homes sold, are holding up better than the national pace. That is worth knowing.
- More listings arrived across Knoxville in the three months ending August 31, 2026, up 18.6% to 656 new listings.
- But 648 pending sales, up 7.3%, show buyers are still active.
- Rates above 7% are real.
- Homes priced well and prepared carefully are still going under contract, often within two weeks.
