Knoxville has more listings, and buyers are still moving
The Real Estate Data Aggregator counted 656 new listings across four Knoxville ZIP codes in the three months ending August 31, 2026. That is up 18.6% from the same months a year before. More listings mean buyers have more homes to compare. For sellers, that makes pricing and preparation matter more than they did a year ago.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Knoxville is moving in the same direction. But buyers here are still writing contracts. The Real Estate Data Aggregator counted 648 pending sales across these four ZIP codes, up 7.3% from a year before. Supply is rising and demand is holding.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the wider picture. In Knoxville, the story varies by ZIP code, and it is worth looking at each one.
ZIP 37923: The fastest-moving pocket
The Real Estate Data Aggregator counted 114 homes sold in ZIP 37923 in the three months ending August 31, 2026, up 16.3% from a year before. The median sale price came in at $420,000, down 4% from a year before. Not every price held, but buyers were active. Nearly 3 in 10 homes, 29.8%, sold above list price. And 51.1% of homes went under contract within two weeks of listing. That is the highest two-week contract share of any ZIP code here.
ZIP 37934: Faster sales, fewer homes for sale
The Real Estate Data Aggregator counted 162 homes sold in ZIP 37934 in the three months ending August 31, 2026, up 20% from a year before. The median sale price was $707,407, up 1.8%. Homes sat on the market a median of 48 days, which is 14 days shorter than a year before. Homes for sale fell 15.7%. Supply shrank while sales climbed. Months of supply dropped 1.2 months to 2.7.
ZIP 37922: Higher prices, more supply
The Real Estate Data Aggregator counted 171 homes sold in ZIP 37922 in the three months ending August 31, 2026, down 16.6% from a year before. The median sale price rose 8.1% to $729,900. More homes came to market: new listings were up 23.2% and homes for sale rose 27.1%. Months of supply grew 1.1 months to 3.3. Sellers here have more company on the market now. Homes still sold at 98.6% of list price on average, and 44.3% went under contract within two weeks.
ZIP 37919: More sales, but the median price slipped
The Real Estate Data Aggregator counted 134 homes sold in ZIP 37919 in the three months ending August 31, 2026, up 13.6% from a year before. The median sale price fell 22.3% to $515,000. That is a notable drop, and it is worth knowing before you set a price. Days on market rose 9 days to a median of 60. Even so, pending sales were up 18.5% and 40.3% of homes went under contract within two weeks, up 12.6 points from a year before. Buyers are moving, even as the median price has reset.
How the four ZIP codes compare
The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. They also rose 0.3% from the previous month in August, seasonally adjusted. Knoxville's price growth in 37922 and 37934 is running ahead of that national figure. Zillow reported that newly pending sales fell 8.5% year over year in September 2026 nationally. Knoxville's pending sales, up 7.3% across these four ZIP codes, are moving in the opposite direction.
