Farragut sales rose even as homes for sale fell
The Real Estate Data Aggregator counted 162 homes sold in ZIP 37934 in the three months ending August 31, 2026. That is up 20% from the same months in 2025. At the same time, homes for sale fell to 145, down 15.7%. More sales, fewer choices. That is the one fact that changes what you should do next.
Fewer homes, but more buyers showing up
Nationally, Realtor.com reported 1.16 million active listings in September. Farragut is moving the other way. The Real Estate Data Aggregator shows supply here dropped to 2.7 months. That is down 1.2 months from a year ago. Less than three months of supply means buyers do not have long to think.
Homes are moving faster
The Real Estate Data Aggregator put the median days on market at 48 days. That is 14 days shorter than the same period in 2025. Nearly 42% of homes went under contract within two weeks of listing, up 9.5 points from last year. Not every home sold that fast, but well-priced ones clearly did not sit long.
Prices held steady, with a small honest note
The Real Estate Data Aggregator put the median sale price at $707,407, up 1.8% from a year before. That is steady, not a surge. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Farragut's 1.8% gain is a little below that national pace. Homes here sold at 98.1% of list price on average, down just 0.3 points from 2025. That small dip matters: pricing well still counts.
What about buyers right now?
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC noted a monthly payment on a median-priced home now takes about 33% of a median family's income, up from 26% in 2022. That is a real stretch. Still, the Real Estate Data Aggregator shows 165 pending sales in Farragut, up 0.6% from last year. Buyers are still moving, even with higher rates.
New listings did rise, but not enough to close the gap
The Real Estate Data Aggregator counted 174 new listings in ZIP 37934, up 7.4% from last year. That is a healthy sign. But 162 homes sold in the same stretch. New supply is coming in, and it is selling. The gap between what is listed and what is selling stays tight.
