Farragut prices rose faster than the national pace
Farragut home values grew nearly five times faster than the country did. That one fact changes how you should think about your home's worth right now.
The Real Estate Data Aggregator counted 171 homes sold in ZIP 37934 in the three months ending July 31, 2026. That is up 19.6% from the same months in 2025. More homes sold, and the price still climbed. That is not a small thing.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Farragut's 12.8% gain, counted by the Real Estate Data Aggregator, was nearly five times that. So what does that mean for you? It means Farragut kept pricing power that most of the country did not.
Homes moved faster too
The Real Estate Data Aggregator put the median days on market at 48 days in Farragut. That is 12 days shorter than the same period a year before. Not every home sold fast, but the middle of the market picked up speed.
The Real Estate Data Aggregator found 2.8 months of supply in Farragut. That is down 0.8 months from a year before. Less supply and more buyers is what pushed prices up. The sale to list price came in at 98.4%, down just 0.3 points. Sellers gave up very little from their asking price.
Buyers moved quickly when they found the right home
The Real Estate Data Aggregator found that 42.2% of Farragut homes went under contract within two weeks of listing. That share is up 4.1 points from a year before. Nearly 4 in 10 homes did not move that fast, so patience still mattered. But the trend is clear: more buyers are deciding sooner.
Pending sales in ZIP 37934 came in at 185 for the period, up 25.9% from a year before, according to the Real Estate Data Aggregator. New listings rose too, up 15.9% to 190. More homes came to market, and buyers absorbed them. That kept supply tight.
The national picture looked different
Nationally, mortgage rates surged above 7% for the first time since January 2025, according to Realtor.com. That slowed many markets. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Farragut did not follow that pattern. The Real Estate Data Aggregator shows prices here still climbed.
About 18.7% of Farragut homes sold above list price, per the Real Estate Data Aggregator. That is down 3.7 points from a year before. Most homes did not get above-ask offers. Pricing carefully still matters.
