Farragut moved more homes with less inventory
Fewer choices did not slow buyers down. The Real Estate Data Aggregator counted 162 homes sold in ZIP 37934 in the three months ending August 31, 2026. That is up 20% from the same months in 2025. At the same time, homes for sale fell to 145, down 15.7% year over year. More sales, less supply. That is the story in Farragut right now.
Nationally, Realtor.com reported active listings reached 1.16 million homes for sale in September. Farragut is moving in the opposite direction. Inventory here shrank while sales grew. That contrast matters if you own a home on, say, Kingston Pike or Virtue Road.
Homes are going under contract faster
The Real Estate Data Aggregator found that 41.8% of Farragut homes went under contract within two weeks of listing in the three months ending August 31, 2026. That share is up 9.5 points from a year before. Nearly 4 in 10 homes did not wait long at all. The median days on market was 48 days, which is 14 days shorter than the same period in 2025.
Not every home sold fast. The median is 48 days, so half took longer. But the trend moved sharply toward quicker sales compared with last year.
Prices held steady, with a small gain
The Real Estate Data Aggregator put the median sale price in ZIP 37934 at $707,407 for the three months ending August 31, 2026. That is up 1.8% from the same months in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Farragut's gain is a little below that national figure, but prices did not dip.
The average sale came in at 98.1% of list price, according to the Real Estate Data Aggregator. That is down just 0.3 points from a year ago. Sellers are still getting close to what they ask. About 16.7% of homes sold above list price, down 2.6 points from last year. So bidding wars are a little less common, but they do still happen.
The national picture adds some pressure
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That affects buyers everywhere, including Farragut. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Farragut's 98.1% sale to list ratio suggests sellers here are pricing more carefully than the national average.
New listings in ZIP 37934 came in at 174 for the three months ending August 31, 2026, up 7.4% from a year ago, per the Real Estate Data Aggregator. More sellers are listing, but buyers are absorbing them. Pending sales reached 165, up 0.6% year over year. Demand is holding.
