Farragut moved faster even with mortgage rates above 7%
The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted 41.8% of Farragut homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share rose 9.5 points from the same period in 2025. Price and prep still decide which homes land in that group.
That speed came while CNBC reported the average 30-year fixed rate climbed to 7.49%. Buyers are still moving on the right homes. They are just being careful.
Homes sold faster and in bigger numbers
The Real Estate Data Aggregator counted 162 homes sold in ZIP 37934 for the three months ending August 31, 2026. That is up 20% from the same months in 2025. More homes sold, and they sold faster.
The Real Estate Data Aggregator shows median days on market fell to 48, which is 14 days shorter than the same period in 2025. Supply dropped too. Homes for sale came in at 145, down 15.7% from a year before.
Prices edged up, but not every home sold over list
The Real Estate Data Aggregator put the median sale price at $707,407 for the three months ending August 31, 2026. That is up 1.8% from the same months in 2025. A small, steady gain.
Here is the honest part. The Real Estate Data Aggregator shows homes averaged 98.1% of list price, down 0.3 points from 2025. Only 16.7% of homes sold above list, down 2.6 points from a year before. Speed improved, but bidding wars are not the norm.
The national picture behind these numbers
Nationally, CNBC reported mortgage applications to buy a home were 15% lower than the same week one year ago. Realtor.com found 20.8% of listings nationwide took a price cut in September, the highest share since October 2022. Farragut's local numbers look steadier than that national trend.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Farragut's 1.8% gain is close to that pace. Not a surge, not a drop.
New listings kept coming
The Real Estate Data Aggregator counted 174 new listings in ZIP 37934 for the three months ending August 31, 2026. That is up 7.4% from 2025. Sellers are still listing. Buyers still have choices.
- For the three months ending August 31, 2026, Farragut sold more homes, faster, at a slightly higher price than a year before.
- Rates are high nationally, per CNBC, but local demand held up.
- Not every home sold over list, and not every home sold fast.
- Pricing and condition still decide which side of that line your home lands on.
One more thing worth knowing. One street in Farragut can read very differently from the whole ZIP code. The numbers above cover all of 37934. Your block may be tighter on supply, or slower, depending on price range and condition. Reach out and I can pull the slice that actually matches your home.
