Farragut has more sellers stepping in, but supply is still tight
More sellers are showing up in Farragut. That gives buyers a few fresh options. But the overall pool of homes is still small, so sellers are not facing a flood of competition.
The Real Estate Data Aggregator counted 190 new listings in ZIP 37934 for the three months ending July 31, 2026. That is up 15.9% from the same months in 2025. More sellers stepped in, which is real.
At the same time, homes for sale actually fell. The Real Estate Data Aggregator counted only 154 homes available, down 7.2% from a year before. Supply sat at 2.8 months. Nationally, Realtor.com reported active listings reached 1.16 million in September. Farragut is moving in the same direction, but from a much tighter starting point.
Buyers are responding to what is there. The Real Estate Data Aggregator counted 185 pending sales, up 25.9% from a year before. That is a strong jump. It tells you demand did not sit still when new listings appeared.
Speed held up too. The Real Estate Data Aggregator found that 42.2% of homes went under contract within two weeks of listing. That share rose 4.1 points from a year before. Not every home sold fast, but nearly 4 in 10 did not wait long.
What this means for price
The Real Estate Data Aggregator put the median sale price in ZIP 37934 at $750,000 for the three months ending July 31, 2026. That is up 12.8% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Farragut ran well ahead of that national pace.
Homes sold close to their asking price. The Real Estate Data Aggregator found the average sale came in at 98.4% of list. That slipped 0.3 points from a year before, a small dip. And 18.7% of homes sold above list price, down 3.7 points. So sellers are still getting near their number, just with a little less upward pressure than before.
One more thing: mortgage rates
Rates matter for every buyer in Farragut right now. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming balance rose to 7.30% as of September 30, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates slow some buyers down. That is worth knowing when you set a price or plan a timeline.
Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That has not shown up the same way in Farragut, where the median price still rose. But it is a signal worth watching.
Sales volume picked up
The Real Estate Data Aggregator counted 171 homes sold in ZIP 37934 for the three months ending July 31, 2026. That is up 19.6% from a year before. More homes traded hands even as overall inventory stayed tight. The median days on market came in at 48 days, which is 12 days shorter than the same period in 2025.
- More sellers entered Farragut in the three months ending July 31, 2026. But inventory still fell, supply stayed at 2.8 months, and the median price reached $750,000, up 12.8%.
- Buyers moved quickly when homes appeared.
- Sellers got close to their asking price, with a small dip in the sale-to-list ratio.
- Rates above 7% are the main outside pressure on this market right now.
One last note. These numbers cover all of ZIP 37934. One street can read very differently from the whole ZIP. A home near a school, a park or a busy road can sit in its own little market inside these numbers.
